Stunning new multi-billion rand precinct linking Illovo to Rosebank in Joburg

A big chunk of Rosebank along Oxford Road has undergone major construction work over the past several years as part of a major new precinct development project, bringing 300,000 square metres of mixed-use space to the cosmopolitan commercial and residential suburb to the north of central Johannesburg.

Developed by Intaprop, the Oxford Parks development officially broke ground in 2017 and has since achieved several significant milestones

The completed precinct will be within walking distance of Rosebank retail, hotels, medical facilities and schools and will be built within Green Star standards. The development is expected to stretch between Bompas Road and Jellicoe Road in Dunkeld, nestled between Rosebank central and Illovo.

It has been proposed that 200,000 square metres be dedicated to offices and ancillary retail, and 100,000 square metres reserved for residential use. While the total development cost has not been published, it is expected to be a multi-billion rand development, with phase one reaching close to R1 billion alone.

“Oxford Parks focuses on the development of state-of-the-art, efficient, Green Star rated buildings as well as public areas. Oxford Parks, being a privately managed precinct, will facilitate the security, landscaping and service delivery to public areas ensuring seamless operations within the precinct,” said its developer, Intaprop.

“Oxford Parks continues the concept of Life Connected. It is integrated and central with clean, safe and secure privately managed public spaces. Everything within the development is at a human scale and walkable with ample tree-lined roads and cycle lanes,” the brochure reads.

“The lifestyle-focused concept includes precinct convenience through many bespoke retail outlets and access to a broad selection of amenities – all within an easy eight-minute walk from the development.”

Some key amenities include:

Sony Music, Sony Publishing and Arup took occupation in 203 Oxford in September 2020, while Life Healthcare has occupied 203 Oxford Road since November 2022. 7 Parks Boulevard is home to 1,500 Anglo American employees, while BP has its headquarters in the new precinct, along with a Radisson RED Hotel.
